Moir Studio developed a Site Master Plan and supporting documentation for the proposed 2,000 home residential rezoning of Charmhaven North.

Recognising the potential to deliver high-density living in a bushland setting, the plan emphasises connectivity and access to essential facilities and infrastructure. A preliminary site structure plan was crafted to explore the site’s development potential, informing discussions with key stakeholders, including the NSW State Government, Central Coast Council, Darkinjung Local Aboriginal Land Council, and surrounding landowners. The plan outlines major road connections, proposed land use, desired future zoning, and integration with existing services.

The Charmhaven North structure plan aims to deliver a considered and comprehensive transport network throughout that fosters investment, encourages social interaction, and supports healthy, active lifestyles. By leveraging the site’s unique ecological assets, the plan envisions a special active transport network, enhanced by continuous tree canopies and opportunities for meaningful interaction with nature.

Strategically positioned recreational activation nodes within the green corridor network ensure residents are never more than 400 meters away from public amenity. Public transport infrastructure has also been carefully integrated into the structure plan, with provisions accounted for within the residential yield calculations
